Clause 35.3

Completion — Take Over

Purpose

The Employer may take over any part of the works before Completion. The Contractor gives access for the Employer's work in that part.

Practical Application

Early take over allows the Employer to commence fit-out, installation, or other work in completed areas before the whole project is finished.

Common Pitfalls

Once a part is taken over, the Employer bears the risk of loss or damage for that part. Insurance arrangements should be adjusted accordingly.
